LEASE RENEWALS WHAT IS INVOLVED

A comment I get with new Landlord is, it’s just a lease renewal why do we have to pay lease fees as it’s the same tenant.

Here is why:

  1. Its not just a tick and flick there is a lot of work that goes into renewing a lease, so your investment is kept up to date with the current rental market and it protects your asset if issues arise with the current tenant.
  2. Three months prior to the lease end date we do a current rental market analysis to make sure you are getting the best rental return for your investment. Then send you our recommendations and follow up with you to get you instructions if the CRM analysis warrants a rental increase.
  3. Offering the tenant, a new lease & if there was a rental increase it is mandatory two months’ notice must be given in writing and follow with the tenant if they are renewing or vacating?
  4. Call and email owner to let the owner know the tenants’ intensions and if the tenant has decided to vacate, we then commence advertising and list the property to find a new tenant
